HURRICANE PREPARATION:
Each homeowner who intends to be absent from his home during the hurricane season (June 1-November
30 of each year) shall prepare his home prior to his departure by doing the following:A. Removing all furniture, potted plants, and other moveable objects from his
yard; and
B. Designating a responsible person or firm, satisfactory to the Association, to care for his home should it suffer hurricane damage. Such person or firm shall also contact the Association for permission to install temporary hurricane shutters, which must be removed when no longer necessary for storm protection. At no time shall hurricane shutters be permanently installed, without the prior written consent of the Board.It is important to prepare your yard for hurricane season too. This helps limit the potential for damage,
debris and the clogging of storm drains before and after storms. As you trim the bushes and trees in
your backyard remember to place the yard waste at your curb, not on the grassy swale, on your
normal yard waste collection day.
Place grass cuttings, small trimmings and leaves in plastic bags weighing no more than 50 pounds.
GENERATOR SAFETY TIPS:

Never operate a generator or barbecue grill inside the home. Carbon monoxide is deadly, odorless, and
colorless and can kill in minutes. Keep them at least 20 feet from the home and far from doors, windows
and vents. Do not use generators or grills even in open garages or porches.
Have a carbon monoxide alarm inside your home.
Never connect a generator directly to your home’s electrical system. Don’t plug a gasoline-powered
generator into your household AC circuits. The electricity will travel outside your house to the downed
power line. You could electrocute yourself or start a fire. Also, utility workers believing the line is dead,
could be electrocuted.
Plug appliances directly into the generator.
Turn off the generators and let them cool down before refueling, and never refuel while it’s on or hot.
Be careful with gasoline cans and propane tanks. There’s a danger of both fumes and possible fire and
explosion. Don’t pour unwanted gasoline down a storm drain. Don’t leave cans at a curb; they won’t be
picked up. Instead, take to a processing facility.Learn More from:

Forever Green performs lawn mowing, shrub and small tree trimming, and bed maintenance in all common and front yard areas.
Please note the following system of reflectors:
• Red reflectors mean do not trim
• Blue reflectors mean do not sprayForever Green recommends putting a reflector on either side of the bed(s) in question. Please note that you are responsible for trimming any areas that you do not wish to be trimmed by Forever Green.
We are working with Forever Green to move back towards consistency of shrub height. Shrubs will be maintained at the level of the AC unit. In the coming months, some shrubs cut back to this height may temporarily look sparse. One exception is the shrubs along Saratoga Road that border homes. Those are being allowed to grow taller (above kitchen window height) to afford those homes more privacy along the busy main road. We appreciate your patience as we improve the neat and consistent look of our community.
Backyards remain the responsibility of each homeowner. This includes maintenance of the sprinkler system, having your trees trimmed to be safe for hurricane season, and ensuring that plantings do not grow/extend over walls or fences. Homeowners are free to seek sprinkler and landscaping services for their backyard from any company that they choose.

The Board is planning to have the entire community painted the second half of 2025 and every seven (7) years thereafter. This painting will be performed by the Association. The cost of the painting is an Association common expense paid for through an association-wide assessment to all owners.

It is important to note that there are specific rental guidelines in your HOA that must be followed. All funds owed to the Association must be paid before approval for sale or rental is given, and an application for approval must be submitted at least 30 days before closing. Criminal and financial background checks will be performed on all permanent residents, and the fee for approval will be $150 to cover the above costs.
Additionally, a house must be owned for one year before it can be rented, and a maximum of 10% of all homes may be rented at any one time. Rental tenants may not have a record of non-compliance with rules of, or eviction from another community within the past five years, and prospective tenants require a FICO score of 750 for approval.
Lastly, occupancy by no more than six persons, regardless of age, including no more than two unrelated by blood or marriage will be allowed.

Many items in this new Bill do not apply to our HOA or are already incorporated in our existing Documents & Covenants, Bylaws, Articles of Incorporation and Rules & Regulations which are already available online.
Applications for Architectural Changes and Home Sales will soon be available online. For now, a simple Contact line inquiry and email address will get these items to you quickly.
Those items that do apply are effective only after July 1, 2024 and some as late as January 1, 2025 and even later. None are retroactive.
Most of our bidding, contractual efforts and election proceedings this year occurred before July 1, 2024 and are therefore not included in the record demands deadlines of HB 1203 but are still going to be available online to homeowners as our website becomes available.
Records compilation will be our biggest task and all newly required records in addition to our already archived records will also now be scanned by our accounting firm as part of our current comprehensive records keeping already in place.
We are self-managed by A Board of Directors utilizing a CPA firm for financial and administrative duties. They make no decisions independently.

Pros: archived, you would drag and drop the newsletter PDF into the correct Google drive folder, user clicks link and see all archived newsletter…done..
cons: front facing, you would need to send me the PDF newsletter, I would copy /paste the text onto the actual page, and also keep a running archive if desired..a bit more labor involved…either way works for me..
